3 Steps for Maintaining Your Commercial Asphalt Surfaces

October 18, 2019Do I Really Need to Sealcoat My Asphalt?
Whether you recently paved your parking lot or have one in need of repair, sealcoating is one of the best ways to protect and extend the life of your investment. The concept of sealcoating is relatively simple, but can save your business a lot of money in repair costs and can give your asphalt a fresh, new appearance.
Sealcoating means adding a thin, liquid layer over the paved surface to protect it from damage caused by UV rays, rain and snow, and fluids from vehicles. Think of sealcoating as a preventative maintenance for your parking lot, similar to changing the oil in your car.
Sealcoating has many benefits, including:
- Sealing small cracks before they turn into large cracks
- Preventing UV rays, water and chemicals from seeping into the asphalt
- Minimizing and preventing damage and erosion
Put simply: sealcoating slows deterioration.
The original investment made to pave a lot is significant. Sealcoating costs pennies per square foot compared to the dollars needed to repair or replace damaged asphalt. It won’t cure existing issues, like cracks, but it will help prevent further damage, and if done early can help prevent the issues altogether.
Generally, cracks in asphalt that are ¼” or wider need to be sealed with crack seal. They should be filled as soon as possible to prevent moisture from seeping beneath the asphalt pavement and into the base. Crack sealing helps prevent moisture from penetrating the cracks and weakening the pavement.
Your parking lot is the welcome mat to your property. If your parking lot looks cracked and is falling apart, customers might not view your business as welcoming and inviting. A clean, well-maintained parking shows that you take pride in your business and creates a positive first impression!
At Asphalt Services of Ohio, we also offer complete striping and marking services. Whether you want to reconfigure your current parking layout, or just need to have your lot re-striped, after sealcoating, you can trust that our commercial asphalt maintenance professionals will take care of it.
We recommend sealcoating as part of an overall maintenance plan.
